Many Pittsburgh houses are brick, so the exterior job is trim, windows, doors, porch and gables only. That is a smaller area but more detailed work, and a house-size table does not fit it well.

How much does it cost to paint just the trim, shutters and front door?

Does the exterior price include power washing, scraping and caulking?

Our written quote includes the prep: washing, scraping loose paint, sanding, caulking and priming bare spots. Ask every painter the same question, because some list washing or heavy scraping as an extra.

As separate national figures, pressure washing a house is listed at $170 to $360. No published price exists for scraping a whole house or for caulking labor alone, so those are priced after a look at the walls.

How much more does it cost if the old paint is peeling?

Peeling paint does add to the price, because every loose edge has to be scraped, sanded and primed before new paint goes on. No national per-house figure is published for scraping. HomeGuide's painter page lists stripping at $1.91 to $2.38 per square foot and trim paint removal at $1.50 to $5.00 per linear foot.

The cost to paint brick is higher than vinyl because brick is rough and soaks up primer and paint. Aluminum is the one we see most on frame houses here, and it paints well when the chalk is washed off first.

Is it better to spray or roll the outside, and is there a cost or quality difference?

Spraying or rolling can both give a good exterior job. Spraying is faster on large plain walls. Brushing and rolling push paint into rough wood and give more control near windows, cars and neighbors.

Many painters spray and then back-roll, which means rolling the wet paint into the surface. On tight city lots, where the next house is a few feet away, brush and roller is often the safer choice. No national figure separates the two methods for exteriors. Ask how the painter plans to apply the paint and how overspray will be controlled.
